Having a charge-off on your credit report can negatively affect your ability to get future loans. So consider either paying down your charge-off loans as soon as possible or negotiating with the lender for a pay-for-delete agreement to remove it from your credit report.
Homebuyers can qualify for an FHA loan with a second mortgage charge-off account without paying off the second mortgage charge-off account balance. Unfortunately, many loan officers tell borrowers that they must pay off the second mortgage charge-off account.

How long will the charge-off stay on credit reports? Similar to late payments and other information on your credit reports that's considered negative, a charged-off account will remain on credit reports up to seven years from the date of the first missed or late payment on the charged-off account.
After seven years, a charge-off will disappear from your credit report automatically. If waiting seven years is not an option for you, try to speak to the company that placed the charge-off on your account and negotiate a repayment plan.
What you can do is contact your original creditor. You can ask them—very politely—what it would take in order to have the charge-off removed. At the very least, they'll likely ask you to pay back at least a portion of what you owe. In this situation, some creditors may offer a “Pay for Delete” agreement.
Charge-offs can be extremely damaging to your credit score, and they can remain on your credit report for up to seven years. Having an account charged off does not relieve you of the obligation to repay the debt associated with it.
What is the minimum credit score for a FHA loan?
Minimum credit score: 500-580
If you want to put just 3.5 percent down, the minimum credit score for an FHA loan is 580. You can qualify with a score as low as 500, but you'll need to make at least a 10 percent down payment.
How a charge-off negatively affects your credit. A charge-off doesn't impact your debt-to-income ratio or your credit utilization rate, which lenders look at to see how much credit you're using out of your available credit limit.

In case of a $300,000 home, that translates to a down payment of $9,000, which is the lowest possible unless you qualify for a zero-down-payment VA or USDA loan. A 620 credit score is typically required, but lenders might have different rules.

If you have poor credit, consider an FHA loan, which allows for credit scores as low as 580 (or 500 if you can make a 10 percent down payment on the home). If you're eligible, a VA loan (for service members and veterans) or a USDA loan (for buyers in rural areas) might also be easier to qualify for.

While a charge-off means that your creditor has reported your debt as a loss, it doesn't mean you're off the hook. You should pay charged-off accounts as well as you can. "The debt is still the consumer's legal responsibility, even if the creditor has stopped trying to collect on it directly," says Tayne.
Once you have paid off the entire amount, you can ask the credit bureaus to change the account status to: paid in full, balance zero. The account will still show that it was charged-off for seven years, but your credit score will improve and future lenders will look more favorably at your status.
How do I remove a charge-off without paying?
If you need to remove an illegitimate charge-off or any incorrect information, you must file a dispute with the credit bureau that produced the report with the erroneous item. You can also file a dispute directly with the creditor.
If you don't pay the original creditor before the debt is charged-off, your debt can be sold to a debt collector, which means it could appear twice on your credit report. A charge-off can lower your credit score by 50 to 150 points and can also look very bad on your credit report.
Even if you end up paying off an account in full, past late payments on that account will remain on your credit report until that seven years is up. When a negative mark does eventually come off your report, your credit score will likely increase.
What Happens if You Don't Pay the Charge-Off? Unpaid charge-offs show as outstanding debt on your credit reports. It makes it extremely difficult to get approved for mortgage or auto loans, credit cards, apartments, and more when you have outstanding debt.
Charge-offs will stay on your credit for seven years. They can have a negative impact on your scores, especially right after you settle your debt, and they show future creditors that you did not pay back your debt as originally agreed.
